Celebrating Home Improvement Month: Maintenance Tips

Celebrating Home Improvement Month: Maintenance Tips

May is Home Improvement Month! The weather is amazing here in North Carolina, and it’s a great time to get started on your next project. Routine maintenance and upgrades help ensure that your home stands the test of time and the elements. You’ll also increase your property’s resale value! It’s a win-win. Not sure where to start? Read on to learn what to look out for.

Average Home Spending: Improvements, Maintenance, Emergencies

  • Across all three categories of home spending—improvement, maintenance, and emergencies— total average spending in 2023 was $13,667 across an average of 11.1 projects. Total spending increased 6% compared to 2022. (Source: Angi’s List)
  • In 2023, the top three projects were regular maintenance (39%), like lawn care and gutter cleaning, followed by interior painting (30%) and new appliance installation (27%). Bathroom remodels came in at 4th place (26%.)

Millennials Lead the Way in Home Improvement

  • Millennials were the top spending age cohort in 2023, spending an average of $16,136 on home improvement, maintenance and repairs combined.
  • This stands in contrast to the Baby Boomers and Silent Generation, who spend less on home improvement in all categories combined than other generations. Of course, poor GenX was completely left out of the study. We’re checking with Angi’s List to see why. (Source: Angi’s List)

Celebrating Home Improvement Month: Maintenance Tips

Here are some of the top projects and tips:

1. Roofing: Your Home’s Protective Shield

Your roof is your home’s first line of defense against the elements, and regular maintenance is crucial to ensure its longevity and performance. Here are a few tips to keep your roof in top condition:

  • Inspect Regularly: At least twice a year, perform a visual inspection of your roof. Look for missing, damaged, or curling shingles and check for signs of water damage or leaks. If you had a storm, call a licensed contractor for a professional inspection. Damage can go undetected when only viewed from the ground.
  • Clean Gutters and Downspouts: Clogged gutters can lead to water backup, damaging your roof and the interior of your home. Clear them out in the spring and fall to ensure proper drainage.
  • Trim Overhanging Branches: Trees can be a significant hazard to your roof during storms. Keep branches trimmed away from your home to prevent damage.
  • Ventilation Check: Proper attic ventilation extends your roof’s lifespan by preventing the buildup of heat and moisture that can lead to rot, mold, and ice dams in colder months.
  • Replace When Necessary: When it’s time for a new roof, don’t delay in getting your roof replacement. A damaged roof can wreak havoc on your home and cause further leaks, rotting, and structural deterioration. Bonus, a new roof will boost your home’s resale value!

2. Siding: Enhance Curb Appeal and Protection

Siding not only adds to the aesthetic appeal of your home but also provides a critical protective layer. Here’s how to maintain it:

  • Regular Cleaning: Use a pressure washer or garden hose to clean your siding annually. This removes dirt, grime, and mildew, preventing decay and keeping your home looking its best.
  • Inspect for Damage: Look for cracks, warping, or rotting, especially after severe weather. Early detection and repair can prevent more extensive problems down the line.
  • Consider Upgrades: If your siding is frequently in need of repair, it might be time to consider more durable materials like fiber cement or vinyl. Bonus, this will boost your home’s resale value!

3. Remodeling: Create Your Dream Space & Boost Your Home’s Value!

Remodeling projects enhance your home’s functionality and add value. It’s a win-win. When planning a remodel, consider these tips:

  • Focus on Key Areas: Kitchens and bathrooms offer the best return on investment. Updating these areas can dramatically increase your home’s market value.
  • Energy Efficiency: Incorporate energy-efficient windows, appliances, and insulation materials to reduce utility bills and improve comfort.
  • Plan for the Future: Consider how your needs might change over time and plan your remodel to accommodate future lifestyle changes, such as aging in place.

4. Reconstruction: Rebuild with Care

Reconstruction projects, whether due to damage or to modernize your space, require careful planning and execution. Here are tips for successful reconstruction:

  • Assess and Plan: Evaluate the extent of work needed and develop a comprehensive plan that addresses both structural needs and aesthetic desires. This is particularly important in historic homes where preserving character is crucial.
  • Stay Code Compliant: Ensure all reconstruction work complies with local building codes and regulations. Often, homeowners will hire a handyman, when they need a licensed contractor. Your project may involve complex work involving updating wiring, electrical, plumbing, and structural supports.
  • Sustainable Practices: Consider incorporating sustainable materials and energy-efficient designs into your reconstruction project to reduce environmental impact and lower future utility costs.

5. Historical Restoration: Preserve Charm While Ensuring Safety

Restoration projects require a delicate balance between preserving historical charm and ensuring modern safety and comfort. Here’s how to approach them:

  • Respect the Original Architecture: When restoring an older property, it’s essential to maintain its historical integrity. Use period-appropriate materials and construction techniques whenever possible.
  • Update Electrical and Plumbing Systems: Many older homes have outdated systems that may not meet current safety standards. Updating these can prevent potential hazards and improve efficiency.
  • Insulate and Seal: Improving insulation and sealing leaks can significantly enhance comfort and energy efficiency in older homes without compromising their aesthetic appeal.
